We have a few of our own unique ways to market & advertise that we do not publish here, but get great results, including yard signs with a 'twist' that work. All of our marketing results are tracked on a continual basis to ensure the effectiveness of the campaign.

HOW WILL YOU MARKET MY PROPERTY?

Getting your property rented as soon as possible to a qualified tenant is one of our highest priorities. Lost rent because of unnecessary vacancy time is income never recovered. Therefore, we use traditional methods, wide-ranging Internet advertising along with our exclusive methods to give your property the widest possible exposure.

From years of marketing real estate, we have a Systematic Process for attracting a constant stream of quality tenants. We have found this to be necessary to rent quickly and for the "highest and best" rent.

Here are a few, but since some are "trade secrets" and give us an edge, we don't reveal them all.

YARD SIGNS

One of our Sand Dollar Property Management "FOR RENT" yard signs is placed on the property, unless prohibited by Community Rules or Owner option. However, we do not use only the typical signs. What has worked for us with our own properties and houses for sale, also works with rental properties. In fact, just one or two simple changes result in 3-5x more calls than typical "for rent" signs.

INTERNET

Your property will be advertised on our company website and in the MLS. Sand Dollar Property Management has also teamed up with Rentals.com (formerly RentClicks.com), the industry leader in single family home rental Internet advertising, to give your vacancies broad additional exposure to reach the renters you need as quickly as possible. Rentals.com has the highest web traffic and ranks #1 in page views when compared to all other competing sites for the small unit rental market--that is the single family home, town home, duplex, and multi-family market. Every month millions search the Rentals.com website--more than any other single family unit rental website in the country.

Unfortunately, no one website attracts all real estate search traffic, and most not more than 10% of the search traffic. This means that real estate searchers end up browsing through a laundry list of websites when searching for an available rental.

    NEWSPAPER/PRINT MEDIA

    A classified ad may be placed in the rental section of The Orlando Sentinel newspaper (but only with owner's written approval, at the owner's request and their own expense). Amazingly, we generate more responses than a newspaper ad using a little known but highly effective website for advertising rentals. We have not found print ads to be effective except in special circumstances.

    RENTAL LISTS

    Our rental list, updated daily, is available free of charge to all who come to our website or into our office. We also fax or email this list to others upon request.

    Available Property Flyer - We prepare a marketing flyer that includes photographs and property details on available properties every week. This flyer is placed at our office for pick up and e-mailed to local REALTORS and corporate relocation specialists. It is also available by email and fax by request, and on our website.

    COOPERATION WITH OTHER OFFICES

    Rental information is shared with other rental offices and Realtors to attract as many interested parties as possible.

    Lockboxes are placed on all of our available properties so that all local REALTORS can show our available properties to their clients.

    We pay one of the highest referral fees so that the properties WILL be shown by Realtors.

    As a leader in the local real estate market, we have long standing relationships with local REALTORS and other professionals having clients in need of housing.

    RAPID, BUT THOROUGH QUALIFICATION OF PROSPECTIVE TENANTS

    We have a rapid, but thorough process for qualifying good tenants, and getting them to put down a deposit on your rental, quickly. We are picky, but fast. You have to be in the rental market - especially now. We want to take a good tenant off the market as soon as possible.

    Our comprehensive tenant qualification process has an answer in 20 minutes and is verified with phone calls by us in no more than 2 business days. We are able to get a deposit within 30 minutes. it is fast, BUT also comprehensive

    It involves a complete analysis of:

    • Credit worthiness as reported by national credit bureaus, including NSF checks and fraud detection
    • National criminal search that includes sex offender and terrorist database searches
    • National eviction history database search
    • Resident rental history including payment performance and collections

    We can then phone verify as needed, such as:

    • Current residency
    • Previous residency for at least the last 24 months without interruption
    • Employment

    A big part of our long-term success in meeting your investment goals comes from the way we screen tenants. However, one size doesn't always fit all. You can follow our standards that match market demands or we can configure Tenant Screening to fit your level of comfort. You determine the risk profile and set the standards for acceptance, combining:

    • Credit
    • Income
    • Criminal history
    • Evictions
    • Check writing history

    Sand Dollar Property Management Tenant Screening supports Fair Housing compliance by setting 'rules' within our system that are enforced for all applicants, ensuring each applicant is judged fairly. Our Tenant Screening also provides Adverse Action Letters and audit trails to help document compliance.
